Seawall cap replacement costs $30 to $150 per linear foot. On a typical 80-foot residential wall in Brevard County, that is $2,400 to $12,000 — the cheapest structural intervention available on a seawall, and the one most often recommended.
It is also the one most often recommended when it should not be. A new cap on failing panels is the marine construction equivalent of a fresh coat of paint on rotten siding: it looks like progress for about two years.

What the cap actually does
The cap is the reinforced concrete beam that runs along the top of the wall. It has three jobs:
- Ties the panels together so they act as one structure rather than a row of independent sheets
- Distributes load from whatever sits behind it — soil, a patio, a pool deck
- Seals the top of the panel joints against water running down from the land side
When a cap fails, it usually fails at job one first. Panels start moving independently, joints open, and soil begins escaping. The cap is often the first visible symptom of a problem that started below it.

Two other things push a job toward the high end on the lagoon specifically: tie-in to an existing dock structure, and any section where the crew has to work around irrigation or electrical that was run through the cap by a previous owner.
The test that decides whether cap work is worth it
Before spending anything on a cap, establish what the panels are doing. There are only two outcomes:
Panels sound. The cap is the problem, or the cap is the worst of several minor problems. Replace it. You get a genuine 20-plus years of service from a properly poured cap in this environment, and you have addressed the top seal that keeps land-side water out of the joints.
Panels deteriorating. A new cap sits on a foundation that is losing structural section. You have spent $8,000 and changed nothing about the trajectory of the wall. Within a few years the new cap will start showing the same displacement as the old one, because the movement was never coming from the cap.
The field indicators of deteriorating panels: rust staining running down the panel faces, concrete spalling in sheets rather than chips, and any measurable outward lean in the wall.
If you see those, the honest recommendation is replacement pricing, not cap pricing. A contractor who quotes a cap on a wall with established rebar corrosion is either not inspecting properly or is selling you the job you asked for rather than the job you need.
When cap replacement is exactly right
Cap-only work is genuinely the correct call in several common situations:
- Cap cracked from land-side loading. Someone parked a vehicle, built a patio, or added fill behind a cap not designed for it. The panels never moved.
- Cap deteriorated from above. Rainwater and irrigation running over the top for decades, with sound panels below.
- Impact damage. A localized section damaged by a vessel or a fallen tree.
- Cap poured too thin. More common than you would expect on older residential walls, and it eventually cracks under normal loading.
In all four, the panels are fine and the cap is genuinely the failing element. Replacing it restores the structure.
What the work involves
A typical residential cap replacement runs three to six working days:
- Demolition of the existing cap, usually with a saw cut at each end of the section
- Exposure and inspection of the panel tops — this is when you find out if the assessment was right
- Forming and reinforcement, tied to the panels
- Pour and cure, generally 3,000 to 4,000 psi mix with appropriate cover
- Restoration of any hardscape or landscaping disturbed
Step two matters. A good contractor will pause and call you if what is under the old cap does not match what the inspection predicted. That happens on perhaps one job in six, and it is far better to hear it then than to find out in three years.
Permits
Cap replacement requires a permit in Brevard County like any other seawall work, and for properties on the Indian River Lagoon the survey requirements apply. Budget for it separately and expect it as a line item.
A contractor offering to do cap work without a permit because “it is just the top” is exposing you to an unpermitted-work disclosure when you sell.
The honest summary
Cap replacement is the best value in seawall work when the panels are sound, and one of the worst when they are not. The entire decision rests on a diagnosis you cannot make from the lawn.
